To Build or Not to Build?  Where You Can Go and How Much Will it Cost?



Washington County offers lots of options for those seeking custom homes and especially ones seeking views.  The challenge is how do you put it all together?  What constitutes a reasonable lot to develop? How much will it cost to build?  What are some of the variables to grading?  How do you find a reliable contractor?  How do you find a suitable architect ?  How long will it take?  Then there's the big question, How Much will it cost?

When I work with buyers that are looking for a custom home that's not cookie cutter I first interview them to find out their motivation, desires and pain threshold. Motivation; is there an existing home that will fit their needs or do they need to go custom based upon likes and dislikes. Desires; are their wants and taste beyond what is currently available and does their budget allow for it? Pain threshold; are they mentally and emotionally in line with a project requiring hundreds of decisions and complications like time and cost delays and overruns? 

Having formally been a custom home foreman it was often my job to address these very challenges with clients during the building process.  Just like any other business it requires good communication and reasonable expectations.  Buyers should be acutely aware of what they are getting from the builder in writing and never rely on hearsay or verbal promises.  Builders, especially in Southern Utah, are extremely busy and are juggling many balls in the air.  This often translated to delayed replies to the client which in turn can be construed as neglect.  Client's should consider a designer-project manager so that these annoying and daily challenges can be shouldered by someone who is a seasoned professional at seeing client's visions come to fruition.
