Finding View Properties in Southern Utah

If you've ever looked for view properties in Southern Utah you may have noticed that many of the properties that have amazing views didn't take advantage of the house orientation to capture those views. In fact, more often than not the best views are from the garage!  How does this happen?...

Well this is my take on it; the greater St. George market is relatively immature, meaning that the majority of the growth we've had has come from two "spurts" betweem 2003-2006, then again in 2014-current. Everywhere you drive here is beautiful and to a lot of old-timer's views just aren't that important... but they're dead wrong! I've even had an appraiser tell me on a $500k home that the difference between a view home and a non-view home is about $20k!... really?... then why do the spectacular view homes consistently sell for 10-20% higher?

Fortunately, good Realtor's know the areas that have spectacular views for each price category. Right now we've got tremendous view lots starting at $140k and finished homes with views starting at $580k.
